The Selling Process

We believe that our Realtors® are the most well prepared and well-trained professionals in the region. Together you will design a plan that leads to a sale and be assured that your Agent will call, visit, send mailings, hold open houses, advertise, and establish an Internet presence, etc. until your home is sold. Denise will take you through all the necessary steps in the marketing and sales process through to settlement:

  • We meet with you to discuss your goals and our services, preview your property and discuss the market overview.
  • We review with you the Comparative Market Analysis to determine the best possible asking price for your property under current real estate market conditions.
  • You, the Seller will prepare your home for marketing with guidance from Denise.
  • The Listing Agreement is activated and the marketing process begins in MLS, online, and in print.
  • We schedule and host Agent and Public open houses.
  • A showing results in an offer. We will review all aspects of the offer with you as well as discuss any contingencies that are included with the offer.
  • Price and terms are negotiated. The offer is accepted.
  • The Purchaser’s agent will arrange a home inspection if the Purchaser requests it.
  • Purchaser applies for a mortgage and the lender appraises the property. The mortgage is approved if they accept the appraisal.
  • We will order a septic, well and termite inspection for your home as well as order the HOA package to be delivered to the Purchaser.
  • The appropriate party representing the purchaser orders a title search and survey.
  • Attorneys (or Settlement Co.) and the mortgage company arrange a settlement date.
  • Settlement and distribution of funds. Congratulations!! You sold your home!!
